At Jax Mini Sessions Studio, we welcome creativity and love seeing the beautiful sets our photographers create. To keep the studio safe, functional, and protected for everyone, we have the following policies regarding large props, freestanding installations, floral setups, specialty lighting, and external vendors:
What You May Bring Without Approval
These items are considered low-risk and allowed for all rentals. Standard photography equipment does not require approval or insurance. This includes:
✅ Cameras, lenses, flashes
✅ Small light stands
✅ Tripods
✅ Reflectors
✅ Small personal props
What Requires Studio Approval
For safety and space considerations, you must receive written approval before bringing any of the following.
⚠️ Large props or furniture pieces
⚠️ Floral installations (real or faux)
⚠️ Balloon arches or backdrops
⚠️ Freestanding walls or structures
⚠️ Oversized lighting equipment (C-stands, booms, modifiers over 4 ft.)
⚠️ Any item that must be assembled, secured, or weighted
⚠️ Any vendor who will be working onsite (HMUA, florists, set designers, decorators, etc.)
⚠️ Approval must be requested at least 48 hours before your rental.
Insurance Requirements for Installations
If you or a third-party vendor plan to bring large props, set pieces, installations, or specialty equipment into the studio, a Certificate of Liability Insurance (COI) is required.
The COI must include:
The COI must be submitted at least 24 hours before entering the studio with any installation or large equipment. This requirement protects you, your clients, your vendors, and the studio.

→ Jax Mini Sessions Studio LLC listed as Additional Insured
→ Coverage valid for the date(s) of your rental

Failure to Comply

❌ The studio may require their immediate removal
❌ Refunds will not be issued for non-compliance

Please note: While we love pets, our studio does not allow pets to ensure a clean and comfortable space for all our clients. Thank you for your understanding!

Advance Booking: All sessions must be scheduled in advance using our online booking portal to ensure availability and proper planning.
Setup and Cleanup: Clients are responsible for setting up and tidying up the studio space within their booked time slot. Please leave the studio as you found it.
Furniture Handling: Please refrain from dragging furniture across the floors. If assistance is needed, our staff is available to help.
Material Restrictions: For ease of cleaning and maintenance, we do not allow small, hard-to-clean materials such as confetti less than 1" in length, glitter, or certain food products in the studio. You are responsible for cleaning up confetti or other small objects during your rental window.
Noise Levels: Please keep noise levels to a minimum to ensure a conducive environment for all clients. Be mindful of neighboring businesses and residents.
Onsite Manager: A studio manager will be present during your rental to ensure smooth operations and address any concerns that may arise. We're available to assist during your rental, or we can stay in our back office out of site until you need us. :)

Children: For safety reasons, children must be supervised at all times while in the studio. Running and screaming are not permitted to ensure a safe and conducive environment. Studio toys are available for session use. Please do not bring any coloring items, or toys that could stain or possibly damage the studio.
Pets: As a dog momma myself, I understand the love and joy pets bring into our lives. However, to ensure the highest standards of hygiene and to prevent potential allergies or disruptions, we have implemented a no-pet policy. Maintaining a spotless studio is essential for the quality of our photography sessions, as pets can introduce dirt, hair, and other elements that may compromise cleanliness. We appreciate your understanding and cooperation in helping us uphold these high standards.
Food & Beverage Policy: Food and beverages are welcome in the studio but must be kept away from all upholstered furniture and rugs. This helps us maintain a clean and pristine environment for all renters.
No Drugs or Consumption of Alcohol: Smoking, vaping, drug use, and the consumption of alcohol are strictly prohibited on the premises.
No Weapons: Firearms and weapons of any kind are prohibited in the studio.
Liability: Clients are responsible for any injuries or damages that occur during their rental period. We recommend obtaining liability insurance for added protection.

Located at JTB & Philips Hwy, Jax Mini Sessions Studio is easily accessible from neighborhoods like Southside, San Marco, Nocatee, Orange Park, or even Jacksonville International Airport—typically 20–25 minutes drive.
From South Jacksonville Beach (Approx. 20–25 minutes)
Take JTB (FL-202 W) heading west toward I-95. Use the right lane to take the exit for US-1 South / Philips Hwy. Once you merge onto Philips Hwy, stay in the right lane. The studio will come up quickly on your right—just past the Shell gas station, near the intersection of Philips Hwy and JTB. We're in the front right corner of the plaza facing the highway.
From Nocatee (Approx. 25 minutes)
Take Nocatee Parkway west, then merge onto I-295 North. Continue until you reach JTB (FL-202 East) and take that exit. From JTB, exit toward US-1 South / Philips Hwy and turn right onto Philips Hwy. The studio will come up fast on your right, just past the Shell gas station, in the plaza on the corner of JTB and Philips Hwy.
From Orange Park (Approx. 25 minutes)
Take I-295 North and merge onto I-95 North. Use Exit 344 to take JTB (FL-202 East / Butler Blvd). From JTB, take the exit for US-1 South / Philips Hwy and turn right. The studio will be on your right, just after the Shell gas station, at the intersection of JTB and Philips Hwy.
From Jacksonville International Airport (JIA) (Approx. 25 minutes)
Take I-95 South for about 20 miles. Use Exit 344 to get on JTB (FL-202 East / Butler Blvd). From there, take the first exit onto US-1 South / Philips Hwy and turn right. The studio will come up quickly on your right, right after the Shell gas station, in the plaza directly facing Philips Hwy.
